Multiple Offer Madness: Tips on Buying a house in today's hot market

The last few weeks, the real estate market has been.....well...slightly insane. I speak from the heart because 1/2 of our business is with buyers, and the other half is with sellers and it's just a dog fight to get a great house right now!  One particular set of buyers were relocating from out of town and we ended up writing on 3 different houses before we actually GOT house. While every situation is different, here are a few tips that might help sellers pick YOUR offer above the others: 1) this is a business transaction.  Sweet letters to the sellers are nice, but in the end they are looking this as a business transaction, so instead of telling sellers about your kids or your dogs...tell them about your credit score or the size of your downpayment. They want to know you are serious buyer with the finances to go all the way.  2) Get to the house. Sounds simple but I can't tell you the number of times that I have been working with buyers and a perfect house hits the market and they want to wait 3 days to get to the house due to a volleyball tournament, or a conflict with a kids sporting event. Don't get me wrong. Family always comes first.  But it's a competitive world and there is SPEED to the LEAD. Just get there and then it's your house to loose. 3) Know what the home is worth and be competitive in your bid.  Work with an agent you trust and have them give you a good idea of what other homes are selling for in the you don't overpay.  If you've been out with your agent looking at homes, you generally know when a home is priced right, but it's good to see what other homes have sold for in the last year within the neighborhood so you don't overpay. Ultimately, it's important to know the numbers so you protect your family and don't pay too much for a house. As in the end, it's YOUR investment.  Happy house hunting!
